You kick off the process with a phone call. We’ll discuss the cost segregation process and basic property information.
Before you spend any money, we run a high-level, preliminary estimate. We look at the economics to verify the tax savings will heavily outweigh the cost of the study. This initial projection is no cost to you.
Our process is designed to make it as easy as possible on you. We won’t be asking you to dig up tons of documentation. The agreement is authorized. Any upfront costs are taken care of and we go to work on it.
We assign an engineer to conduct an on-site visit to the property. They measure, photograph, and catalog every structural and personal property component, such as lighting, flooring, cabinetry, and HVAC units.
Using IRS-approved engineering methodologies and pricing guides, the engineering team evaluates all the data. They separate the building’s assets into shorter life-span categories (5, 7, or 15-year property) rather than the standard 27.5 or 39 years. They then assemble this into a comprehensive, IRS-compliant report.
You receive the final report. The Cost Segregation study and data are used for the retroactive tax documentation.
Cost Segregation typically generates massive first-year deductions (especially utilizing bonus depreciation), your taxable income drops significantly. You can use your tax preparer or use our tax services to file the documentation that we have prepared. Once it is processes by the IRS, a check is issued to you or money applied to your returns.
